Dear Experts,
we are creating a mortgage loan with 30A in FNI1 where we are giving condition items 201(Nominal Interest) and 262(Installment repayment) ,here the issue is we want to have a fixed EMI through out the loan we are entering term start date ,term end and condition amount for 262 flow type along with calculation date and frequency and clicking on button INT. it is giving a message
Nominal Int. Calc. All condition item results unchanged Message no. 69096
our requirement is to calculate the interest rate based on term start and end date and also 262(Installment repayment) amount.
attached is the configuration and condition items of condition types 201 & 262 , kindly guide me where we are missing to get intrest to be calculated automatically.
Regards,
Pavan
Hi Pavan,
Change end date to 15.10.2020 and check if error appears.
I used trx FIMA with option Loan Schedule to calculate your loan and it ends on 15.11.2020 with a repayment of 5173,14.
Kind Regards

Dear Gustavo Vazquez,
Thank you for your reply and the tcode FIMA which is very useful.
As said above my issue is with field in customization for A_nominal interest named " Immediate settlement " which is maintained Blank when i changed it to 'X' the interest is calculated as desired .
Path for the customization in Loan management ->Transaction management ->condition types -> condition groups ->Assign condition types to condition group.
now only issue is need to replicate the bullet months case in system where the case is something like this
capital commitment -- 400000 term 4 years starting 15th Nov 2017
with two conditions in place A_capi.Interest with percentage & A_installment_repayment
want EMI in the below format (April-Oct after every half year in April and October the amount should be 45000 )
1St Emi Date 2nd Emi Date 3rd Emi Date 4Th Emi Date 5Th Emi Date 6Th Emi Date 15-Dec-17 15-Jan-18 15-Feb-18 15-Mar-18 15-Apr-18 15-May-18 6000 6000 6000 6000 45000 6000please tell us how to maintain condition items for this kind of loan.
we are trying to use LEVEL but did not get the desired output.

Pavan
Hi Pavar,
I don't understand the request 😞 .
Do you need to capitalize interest ? In this case you need "Inmediate Settlement" in the Cap. Interest Condition.
Capitalize Interest & Installment repayment at the same ? I don't know if it works :-s. You need a fixed capital for the system to distribute payments. I have worked with "Cap Interest" and after that, "Nominal Interest with Installment repayment". 2 conditions of interest.
I don't have FS-CML on my system 😞
Check for notes on Capitalized Interest in http://support.sap.com
Kind Regards
Hi,
not sure if I understood it correctly, but aren't you looking for an annuity (instead of an installment repayment) ?
Kind regards,
Michael
