IFRS16 - SAP Lease Administration by Nakisa or SAP Real Estate (RE-FX)

Hi,

If the organization have the mix lease portfolio (less volume of property lease and more of equipment lease) then in that case what will be the preferred product where base ERP in SAP ECC EHP7.

SAP RE-FX or SAP Lease Administration by Nakisa?

RE-FX is part of standard package of ECC so licensing may not be needed but with Nakisa the licensing cost would be additional.

From implementation aspect can RE-FX meet both type of lease requirements with some customization/s or will it be too complex to use RE-FX with the given scenario?

I will try to answer your questions, hope it will helpful:

Both solutions are created to serve different purpose:

RE-FX was developed to address mainly real estate use cases, data model is not optimal for high volume of leased units which is the common case in equipment leasing.

RE-FX is covering both lessee and lessor perspective which means you can handle subleases scenario which is common scenario in real estate.

RE-FX data model and valuation engine is not optimized for complex equipment scenarios such as Scope decrease as per the accounting standard (equipment casualty) which is one of the common scenarios in equipment leases)

RE-FX does not consolidate data across multiple systems. You have to activate it within the ERP and it works with the master data available in this system.

Nakisa solution was developed to address equipment leasing solutions. It handle multiple leased units delivered in different batches with different ROU start date within one and the same lease.

Nakisa solution consolidates all leasing data across multiple systems as well as non SAP systems.

Nakisa solution handle all equipment lease scenarios. It does not handle subleases and variable rent (rent per Sq.feet or usage) (in the roadmap)
