CR13 - IIS application pool crash on Win.10 and Win. Server 2016

I'm facing an issue when I run a specific CR13 report/file (that has fields as 'Text Interpretation: HTML Text' under 'Paragraph' tab) in my web app running in application pool (32bit) in IIS in Windows 10 (development machine) and IIS on Windows Server 2016 (production machine)

On my development machine I get a window for Just-In-Time debugger, when I click "Yes, debug w3wp.exe" I get "Exception Unhandled" message in VS with error: Unhandled exception at 0x77C60E43 (ntdll.dll) in w3wp.exe: 0xC0000374: A heap has been corrupted (parameters: 0x77C9E930). occurred

Any idea why is this happening?

FYI - I'm using:

ASP.net - .net framework 4.5

CR13 for VS SP23

Visual Studio 17

    Check the report, start removing parts to see what is causing it. May not be the HTML Interp...

    I forgot to mention:

    - When I set the application pool to 64bit (set 32bit to false) the report (with HTML Text) works fine.

    - All other reports are working fine on 32bit and 64bit
