Real Estate Sales - Concept of Lot/ Main Building/ Building

Hello

Please advise how Lot/ Main Building/ Building should be created under following scenarios:

1. Site

       Phase 1

         Tower A

           Floor

            Sales Unit (Flat)

2. Site

       Phase 1

         Open/ Covered Parking Area

           Sales Unit (Parking Space)

We were made to understand that for every sales unit we need to create a building i.e. if there are 100 sales units then we have to create 100 buildings which seems illogical.

Please advise

Dear Rakesh,

For Site - you have to create B.E

     Phase 1 - can be defined under B.E

     Tower 1 - Main Building

                   Floor - you need to create sub building for floor, Ex - if you have 4 unit in a floor sat on                               Floor-1, then you need to create 4 sub unit for this floor which will be linked to your                               main building

                    Sales Unit- for each sub unit you need to create a sales unit, its one to one relation.

For Parking, how you are planing to by uploading the stocks or via RE, if via RE then check with the business whether they are ready to do this as i don't things they will be.

You need to create a Main Building, after this you need to create sub building nothing but the individual flats, and then need to create sales unit for all this sub building.

Dear Sumeet,

Thank you for the input. Need further understanding:

1) inventory management of Sales unit/Flats with following options:

    A) since inventory accounting is not required, (but need inventory value, based on selling price) delivery and PGI is not required and hence, a report can be developed for inventory of Sales Unit with respective status.(thus, sales and billing will be done)

   B) I create 3 material masters (for material : penthouse, Villas and Flats) and then quantity of each (penthouse 50, Villas -20 and Flats 300). This to be used as MM inventory and thus delivery and PGI will be required.

   C) I create  1 Material = 1 Sales Unit = 1 quantity (hence, delivery and PGI will be required)

 

2)  Customer Master.

     A) Customer (Applicant of flat) should be created as sold to party, co-applicant as Business Partner in sales

      B) or co-applicant as partner function in SD?

3) Parking

A) There are 100 parking areas in total (open 50, close30  and tendem -20). One parking will be given as free with each flat sold. The remaining parking can be sold to the residents based on requirement. How to handle the inventory? Should it be with MM inventory or report of Re?

Kindly suggest the best option.
